Why Buyers Should Use a Buyer's Agent

A buyer’s agent is responsible for helping the buyer find the specific property that comes as close as possible to being the perfect fit as far as meeting most all the buyers needs and desires in a home. The buyer’s agent is also responsible for exploring all the details and information surrounding the property, such as, what’s going to be built behind the property, or, is the property in a flood plain, or, is the home the highest priced home in the neighborhood, or is the home really a good value? A good buyer’s agent will also work for the buyer’s best interest in all aspects of the transaction from identifying the value of the property to the inspections and repairs needed, to walking the buyer through the closing and making sure the buyer’s expenses are accurate and working to correct them if they are not.

First, find an agent who represents you and not the seller. A good buyer’s agent will always have your best interest at heart. This is very important during the negotiations. If you are working with a buyer's agent, he or she is required not to tell the seller anything that might help the seller in the negotiations, such as, what you might be willing to pay, or how serious you are about the specific property you are negotiating on. In addition, he or she is also focused on getting you the best possible selling price along with all the other terms and conditions.

It's important that you choose an experienced agent that will work strongly and diligently on your behalf. Your buyer agent should be actively searching and finding you potential homes for you to review, keeping you informed of the entire process, negotiating strongly on your behalf, and getting answers to all of your questions within a reasonable period of time.

In addition, when you use a buyer's agent, you will typically see more properties because the agent is not only plugged into their Multiple Listing Service, but they are also actively searching and finding homes that sellers are thinking about listing or homes that are listed as For Sale by Owners.
